Management Service
Our service to Landlords comprises of a full management package to include the following:-
- Finding suitable tenants through our comprehensive mailing list and/or via newspaper advertising in the local property newspaper.
- Once found, they are then "screened" for suitability by means of national credit search facilities, employment and/or character references together with any other checks we feel are necessary.
- During the tenants occupancy we would visit the property on a regular basis to ensure it is being maintained to a satisfactory standard and equally so ensure that the tenant is happy with the accommodation.
- We recommend that Landlords let their properties on an Assured Shorthold Tenancy basis for a term of six months minimum to usually two years maximum, although this may be extended should all parties be in agreement.
- Rental payments are collected by ourselves on a monthly basis and sent to either your home address or credited directly into your bank account.
- A detailed inventory of personal chattels, etc., is taken at the time of occupancy, kept on file, and used as a checklist for when the tenants vacate the property. Also, a note as to the property's general condition would be taken and any damage paid for from the "bond" monies held by ourselves on your behalf.
- Whilst we offer a comprehensive service we are confident that our fees remain extremely competitive. Newspaper advertising within the local property newspaper is free of charge as are accompanied viewings should this service be required. The only fees payable by the Landlord is an on-going management charge of 7% plus V.A.T. of the gross rental collected, which is deducted at source each month together with a once-off payment of £200.00 plus V.A.T. for the administration set up charge. This payment is only ever paid again should the tenant vacate and we need to start all over again to secure a suitable tenant.
- A rent guarantee option is available which is subject to qualification of a suitable tenant(s) and in line with our insurance underwriters criteria. It is initially chargeable at £50 (plus VAT) in line with each six monthly Assured Shorthold Tenancy agreement. A reduced amount is payable in line with each new six monthly Assured Shorthold Tenancy in respect of the same tenant(s).
- Foxstons Property Management Division can also offer to Landlords a full complimentary range of products to further assist in the letting of your property. These include buildings, contents and legal protection insurance policies, all provided at highly competitive rates with quotes available upon request.
- We also have to hand a number of maintenance personnel who are able to provide their services for repair works, whether large or small.
