About Kingfisher Lettings
Kingfisher Lettings was set up by two partners with combined estate agency experience in excess of 40 years specialising in residential sales and lettings.
We promote a high quality and cost effective property lettings service. The fees we charge could save you hundreds of pounds compared with that of our competitors. In fact, most agents charge fees, which range from 10% to 14% of the rent collected per month. In addition these agents may charge a set up/administration fee which in many instances equals half the first month's rental collected. Clients may be charged separately for photographs, inventories, credit referencing/screening, accompanied viewings and other services.
Kingfisher Lettings has one charge only which is £200.00 (plus V.A.T.) or equal to two weeks rent (whichever is the greater). This is only payable provided we place a suitable tenant into occupation. How we Let Your Home.
- A member of our client liaison team will take on the responsibility of promoting your property on a high profile basis. Telephone calls will be made to prospective tenants who are waiting and searching for a suitable property to rent. Contact is made with corporate companies with whom we deal as well as relocation organisations who are themselves responsible for providing suitable accommodation for company personnel who may be taking up a new appointment within the area.

- Your details are entered onto the "Rightmove" internet site. As an example of how successful this particular site is - In January 2003 visits to the site (nationally) totalled 2.3 million. The amount of people who log on and surf the net today is truly amazing. The site is easily accessible and advertised nationally within regional television broadcasts.
- Details of your property are professionally produced using digital photography. These highlight features/benefits and are a complement to good marketing practice.
- We regularly review what we are doing for you:-
- Mailing list activity
- Company contacts, including re-location organisations
- Arranging viewings and showing prospective tenants around the property in order to identify suitability for both parties concerned.
- tenant applications are dealt with promptly and on a personal basis so that each applicant is interviewed in order to ensure that the content of the tenancy agreement is fully understood and accepted.
- Credit reference and screening is carried out on all tenant applications.
- A full inventory is completed of the condition of your property whether being let part, fully or unfurnished.
- Prior to letting photographs are taken (in order to confirm the existing condition and presentation of the property) both within and outside the property.
- Quarterly inspections of our clients property ensure all is in order and that the tenant is meeting all obligations and responsibilities of the tenancy agreement.
- Our general maintenance team is available and includes gardening, if required.
- Provision of Corgi registered gas installers will provide the yearly required gas certificate to ensure compliance with current legislation. Some landlords prefer to organise this separately themselves with their own contacts.
- Newspaper advertising is actioned as appropriate to stimulate additional interest. Lists of available properties to let are dropped off in reception areas to companies with whom we deal and also local hospital administration departments with whom we enjoy successful relationships.
- No pets .. no problem. We follow your instructions.
- A written free valuation of the freehold interest of your property for accountancy or taxation purposes is carried out yearly. This is at NO additional cost to our landlord.
